Start Up
The enterprise started in late 1997, with a bank balance of precisely Zero!
We bought our first
property at auction by
re-mortgaging my fathers ex council flat to raise £20,000
The property was renovated & sold at a profit of £8,000, modest, but a start.
Part Time Commitment
This needs willpower above all else, a couple of hours a week just will not do. There are no easy ways to riches & a fair amount of effort must be expended.
We put in the work.
A partnership was set up with my father, an architect, my brother, a publican, and myself, the proud franchisee of a petrol station & forecourt shop. The hard work started to pay off & I went full time into the business in June 1999, an office within Stockton Business Centre.

Full Time Pays Dividends
It took another three years before the other partners went full time.
My father sourced and purchased the properties, my brother did the renovation work, & I flogged myself to death raising money and arranging mortgages.
Like any other vibrant enterprise, it’s impossible to stand still, development has to take place or the thing will just fade away & die.
This is the stage we now find ourselves. The latest business plan calls for an expansion to double our holdings within the next three years; there is an immense amount of work to do to achieve that aim.
Funding
The main debilitating factor is lack of liquid funds.
It’s all very well being a multi-millionaire on paper, but there are times when you just have to put your hands on some hard cash.
For KRD Associates that time is now.
Portfolio For Sale
After many hours deliberation & talking to our accountants, broker, and funders’ etc. we have decided to put a portfolio of 20 good tenanted properties up for sale.
Once the proceeds from the sale are in the bank, the expansion explosion can commence.
Quality Of Properties
What I am stressing here is, there is nothing wrong with any of the stock going onto the market. We need the money; it’s as simple as that. They are all in good condition, in nice residential areas with fully vetted tenants. Yields are good & there is plenty of room for capital growth.

One thing I must stress at this point, for purchasers of one or more of the properties, is that I can only deal with investors who have access to funding, with mortgage facilities in place.
Time is of the essence & it will be impossible to talk to people who are ‘just thinking about it’.
